The venue is a beautiful family run historical estate on the boarder of Tuscany and Umbria, set amongst 4,000 olive trees with stunning views of Lake Trasimeno that hosts also weddings and yoga retreats. The property is formed by the one main building and two independent houses, the coach house and the woodcutter’s house. 

The main building has 11 apartments of different sizes and shapes all formed by a living-room, bathroom and one or two bedrooms. All our apartments have outside their own garden table and chairs.

On the top of our hill at 300 meters from the lake house there is our swimming-pool, 26 meters x 5.5 meters long with a bathroom, sun beds, umbrellas, a designed secret garden and a wonderful view over the lake and its islands.

Our venue is closed to the lovely towns of Passignano, Cortona and Tuoro sul Trasimeno. With beaches close-by, boat trips to islands and direct trains to Florence (1.5 hour) and Rome (2.5 hours), there are plenty of activities to do. At 40 minutes distance the town of Pienza, Siena, Montefalco, Montepulciano. Our neighbour have a wonderful vineyard where we organise every week delicious wine tasting at a special offer price.

Next to the house there is the small cottage house that is a common area with a free washing machine (soap included), iron and table iron, children games, big fridge with refrigerator and for weddings a cash bar. There are two barbecues area one small size behind the house for apartments at the first floor and a huge second one behind the cottage house. Inside the venue there is a private 100 square meters free parking (not covered), a children playground all in shade and the reception.

At few meters from the house there is a restaurant that prepare delicious and typical dishes of Tuscany and Umbria opens for dinner (hours may vary depending on the season) with a beautiful view over the lake. At 400 meters from the apartment there is our Barn, one of the wedding areas, and our small veggie garden where children can come an pick up fresh eggs and pet our horses!

At the venue we do recycle and we invite our guests to please divide plastic and paper from the garbage. The bins are inside the venue.

Pets are super welcome without any extra cost also at the pool area and at the restaurant but some rules have to be followed:

1. They are not allow to sleep over sofa or beds.
2. They have to be on leash on the guests common areas.
3. Collect of their needs, and do not let them urinate into guests common areas.

At few meters we have walks where they can be without the leash.

We do not provide swimming-pool towels.

Bedlinen & bath towels change €30 per apartment.

If you would like to arrive before you may wait using the pool area. Some apartment may be ready before these hours, we will communicate when it is possible.

Check-out: 9.00 am

If you would like to leave after this hour you may stay until you would like using our pool area.
