Montelopio itself, about 2km from the villa, tells a thousand-year-old story, with traces of the passage of Etruscans, Lombards, and Templars, all drawn to this “mountain of well-being.” A stay here allows you to experience the authenticity of a land shaped by human hands, where diverse and vibrant nature offers refuge to wild boars, porcupines, and roe deer, in an atmosphere of absolute peace and privacy.

The villa is a typical Tuscan farmhouse from the 1800s, carefully restored to enhance its most characteristic features such as terracotta, chestnut beams, and stone walls, while integrating innovative solutions for maximum guest comfort. With a surface area of 310 m², it is ideal for accommodating up to 11 people, distributed over two floors.

The ground floor offers a fully equipped masonry kitchen, a large living room with dining area and satellite TV, and a spacious lounge with a rustic fireplace, perfect for convivial moments. A double bedroom (convertible into a twin) with bathroom and an additional bathroom—also accessible to people with disabilities—complete the floor. Both kitchen and living room open onto a wrought-iron pergola, inviting guests to enjoy outdoor dining or relaxing moments.

The first floor, accessible via a wrought-iron and stone staircase, includes two twin bedrooms (convertible into triples) and one double bedroom (with the option of an extra bed), each equipped with a private bathroom with shower, rustic fireplace, and satellite TV. A spiral staircase leads to the “piccionaia,” a tower converted into an intimate sitting room with armchairs, offering a 360° panoramic view of the enchanting Tuscan hills.

The villa features underfloor heating and air conditioning (pay per use), independently adjustable in each room, sound system, alarm, safe, telephone (pay per use), dishwasher, washing machine, iron, hairdryer, DVD player, and free Wi-Fi connection. A barbecue and a convenient covered parking area are also available for guests.

Upon arrival, you will be welcomed with a delightful Tuscan snack, including drinks, mixed cold cuts, cheeses, and other fresh local products.

To keep the villa impeccable, a mid-week cleaning service (twice a week) is provided for the outdoor areas, including garden and pool.

For those arriving by plane, transfers to and from Pisa and Florence airports can be arranged.

Special attention is given to children, with a section of the pool only 40 cm deep, fed by a small waterfall, ideal for safe fun.

The surrounding solarium is equipped with sunbeds, tables, and chairs, perfect for enjoying the Tuscan sun. The entire outdoor area is immersed in a vast 5,000 m² garden with typical Mediterranean flora. A fence with electric gate and hedges ensures maximum privacy and safety.
